ATTY/RESO.0091/PC RESO APPROVING THE PC PERMIT & TM - PHASE 1 STANFORD <br />REV: 09-29-16 JS <br />Page 3 of 15 <br /> <br />e. Pursuant to Guidelines section 15091(e) (Findings), the documents and other <br />materials that constitute the record of proceedings upon which the Planning <br />Commission has based its decision are located in and may be obtained from the <br />Office of the City Clerk at 1017 Middlefield Road, Redwood City, California. The <br />City Clerk is the custodian of records for all matters before the City. <br /> <br />Section 3. Planned Community Permit PC2016-001: The proposed Project <br />includes office development and amenity and supporting buildings. Offsite improvements <br />and other implementation measures are included in the project consistent with the <br />requirements of the Stanford in Redwood City Precise Plan. The Planning Commission <br />finds that, with the Conditions of Approval (Exhibit A), the project is consistent with the <br />Precise Plan goals, development standards, and urban design guidelines. <br /> <br />Section 4. Tentative Map TM2016-002: The project requires approval of a <br />Tentative Map per the Subdivision Ordinance. The Planning Commission finds that: <br />a. The map, design, and improvements of the proposed subdivision are consistent <br />with the City of Redwood City’s General Plan, Municipal Code, Zoning <br />Ordinance, Stanford in Redwood City Precise Plan, and all applicable subdivision <br />improvements requirements; and <br />b. The site of the proposed subdivision is physically suited for the type and density <br />of the proposed development as the site is flat with adequate transportation and <br />utility infrastructure and is surrounded on three sides by light industrial and office <br />uses; and <br />c. The design and proposed improvements are not likely to cause substantial <br />environmental damage, or substantially and avoidably injure fish, wildlife or their <br />habitat, or cause serious public health problems; as the proposed development <br />has been evaluated by an EIR and any proposed environmental impacts have <br />been identified and mitigated to the extent possible; and <br />d. The design and proposed improvements of the proposed subdivision will not <br />conflict with essential public easements for access through, or use of, property <br />within the proposed subdivision as the project increases public access through <br />the site and makes adequate provisions for all required utility easements; and <br />e. No exceptions are requested from the requirements of the subdivision ordinance; <br />and <br />f. The proposed subdivision does not conflict with written public policy or with the <br />public interest. <br /> <br />Section 5. Conditionally Granted: The Planned Community Permit, including <br />the Right-of-Way Exception and the Building Height Exception, and Tentative Map are <br />hereby conditionally granted based on the Planning Commission’s consideration and <br />reliance on the Consistency Checklist, EIR, Precise Plan and in accordance with the <br />plans, details and descriptions contained therein, and subject to the Conditions of <br />Approval (Exhibit A) and the Mitigation Monitoring and Reporting Program for Phase 1 <br />(Exhibit B), both attached hereto and incorporated herein by reference. <br /> <br />Section 6. This Resolution is effective upon its adoption. <br /> <br />* * * <br />
