6.3.C. - Page 1 <br /> REPORT <br /> To the Honorable Mayor and City Council <br /> From the City Manager <br /> October 17, 2016 <br /> SUBJECT <br /> A Resolution Approving and Authorizing the City Manager to Execute an Agreement for <br /> Purchase and Sale of Remnant Properties with Butler Realty III, LLC, for City-owned <br /> Remnant Properties <br /> RECOMMENDATION <br /> Adopt a resolution of the City Council of the City of Redwood City approving, and <br /> authorizing the City Manager to execute, an Agreement for Purchase and Sale of <br /> Remnant Properties between the City of Redwood City and Butler Realty III, LLC <br /> BACKGROUND <br /> On October 9, 2015, W.L. Butler (Butler) submitted an application requesting acquisition <br /> of City remnant properties, a Tentative Map to merge multiple parcels into a single <br /> developable lot and an Architectural Permit to construct a four-story, 37,207 square foot <br /> mixed-use building at 1629 Main Street and 23 Spruce Street. <br /> Butler acquired the properties located at 1629 Main Street, 23 Spruce Street and is in <br /> agreement with CalTrans to acquire surplus land between Hancock Street and the <br /> Woodside Road on-ramp. The agreement with CalTrans is contingent upon the City <br /> vacating the public right-of-way. Butler requests the City sell four separate remnant <br /> parcels totaling approximately 6,219 square feet. <br /> The City remnant parcels include: <br /> 1. Parcel 1, a 1,064 square foot triangular remnant area located within the Spruce <br /> Street right-of-way. <br /> 2. Parcel 2, an approximately 731 square foot remnant area located within the <br /> Hancock Street right-of-way. <br /> 3. Parcel 3, an approximately 3,466 square foot remnant area located within the <br /> Hancock Street right-of-way. <br /> 4. Parcel 4, an approximately 958 square foot triangular remnant created when <br /> Main Street was re-aligned over 100 years ago. <br /> The sale of these four City remnant parcels is contingent upon vacation of the public <br /> rights-of-way on the above listed Parcels 1, 2 and 3 in conformity with the California <br /> Streets and Highway Code. Vacation of these parcels will be considered by the Council <br /> at a subsequent hearing. <br />
