By motion, approve and authorize the City Manager to execute a Landscape <br /> Maintenance Agreement with C&H Holding Company, LLC <br /> 2. By motion, approve and authorize the City Manager to execute a Stormwater <br /> Treatment Measures Maintenance Agreement with C&H Holding Company, LLC <br /> 3. By motion, approve the Sidewalk Easement Deed, and authorize the City Manager to <br /> execute the Certificate of Acceptance for such deed <br /> BACKGROUND <br /> The project is a single-story, 2,583 square-foot fast food restaurant and drive-thru <br /> (Burger King) that is replacing an existing Burger King fast food restaurant. The project <br /> is located at the corner of El Camino Real and Hopkins Avenue. On August 13, 2014, <br /> the Zoning Administrator held a duly-noticed public hearing and approved the <br /> Architectural Permit, Use Permit, and Sign Permit for the project. <br /> ANALYSIS <br /> The developer's engineer completed the improvement plans and specifications <br /> compliant with Redwood City Ordinance, City Standards, and to the satisfaction of the <br /> City Engineer. Improvements include a new water main along El Camino Real as well <br /> drainage improvements, sidewalk widening, street trees and pedestrian lighting. All <br /> work associated with this project is being paid for by the developer. <br /> The project will also abandon the use of the adjacent property owned by the Joint <br /> Powers Board (JPB) that is currently utilized for parking, landscaping, and the drive- <br /> thru. The proposed restaurant is smaller than the existing restaurant and is not planned <br /> to utilize the JPB property. Once the adjacent property is demolished the property <br /> owner anticipates cancelling the lease agreement with JPB for its use. <br />
