Provide for the orderly and harmonious appearance of structure and related site <br /> improvements; and <br /> 2. Ensure the design quality of developments; and <br /> 3. Enhance and protect existing neighborhoods; and <br /> 4. Create a strong and positive image of the City. <br /> 45.2 Applicability <br /> The following projects require an Architectural Permit: <br /> A. Nonresidential Uses. Nonresidential uses that include new construction,additions, <br /> changes to the building exterior or other site modifications. <br /> B. Multifamily Residential Uses. Multifamily residential uses that include new <br /> construction, additions, changes to the building exterior or other site modifications. <br /> C. Single-Family Two-Story Additions.Single-family, duplex, or accessory dwelling <br /> units that includes new construction, additions or exterior modifications to the <br /> second floor or any upper floors. <br /> D. Additions on Sloping Lots. One-story new construction, additions or exterior <br /> modifications when the lot has a slope of 15 percent or greater and the total gross <br /> floor area exceeds 3,000 sq. ft. If the lot slope is 30 percent or greater, an <br /> Architectural Permit is required for changes of any size. These provisions apply to <br /> any single-family, duplex or accessory dwelling unit. <br /> 45.3 Review Authority <br /> Architectural Permits shall be decided by the Zoning Administrator without a public <br /> hearing, except as described below or otherwise required in Section 41.4 (Review <br /> Authorities for All Permits]. [45.6A] <br /> A.
