1. Improvements. Owner shall, at its own cost and expense, construct all of <br />the improvements ("Improvements"), furnish all the materials, and do all the work <br />hereinafter described in accordance with, and as provided for in, the plans prepared for <br />Owner by Bohley Consulting Civil Engineers, entitled, "Construction Drawings for Pacific <br />Shores Center Lot 7," as well as City's revised specifications entitled, "Engineering <br />Standards of the City of Redwood City", adopted January 5, 1998 which plans and <br />specifications are on file in the office of the City Engineer, Engineering and <br />Construction. Said Improvements shall also be constructed in strict compliance with the <br />provisions of Article VII, Chapter 29 of the Code of the City of Redwood City. If a <br />conflict exists between the plans and specifications and said Chapter 29 in regard to <br />the standard for a particular improvement, the stricter standard shall govern to the <br />extent of such conflict. Owner shall complete all of the Improvements, subject to such <br />exceptions and time extensions allowable under paragraph 10, on or before October <br />16, 2002. The improvements shall include, but are not necessarily limited to, all of the <br />following: <br /> <br /> (a) grading, paving <br /> <br /> (b) curbs, gutters, sidewalks <br /> (c) water system, complete <br /> (d) sewer system, complete <br /> <br /> (e) storm drainage system, complete <br /> <br /> (f) landscaping and irrigation system, complete <br /> (g) signing, striping, markings, complete <br /> (h) site lighting, complete <br /> <br />Agmt-452 2 <br />F:\sh\sh\Redwood\Council <br />FXS:djk <br />02/26/01 <br /> <br /> <br />
