described in accordance with, and as provided for in, the plans prepared for Owner by Bohley Consulting Civil Engineers, entitled, "Construction Drawings for Pacific Shores Center Lots A- H," as well as City's revised specifications entitled, "Engineering Standards of the City of Redwood City", adopted January 5, 1998 which plans and specifications are on file in the office of the City Engineer, Engineering and Construction. Said Improvements shall also be constructed in strict compliance with the provisions of Article VII, Chapter 29 of the Code of the City of Redwood City. If a conflict exists between the plans and specifications and said Chapter 29 in regard to the standard for a particular improvement, the stricter standard shall govern to the extent of such conflict. Owner shall complete all of the Improvements to Lots A, B, C, D, and a portion of H, subject to such exceptions and time extensions allowable under paragraph 10, prior to occupancy of the buildings (See Exhibit "A", attached). The Improvements shall include, but are not necessarily limited to, all of the following: (a) (b) (c) (d) (e) (f) (g) (h) grading, paving curbs, gutters, sidewalks water system, complete sewer system, complete storm drainage system, complete landscaping and irrigation system, complete signing, striping, markings, complete site lighting, complete and all other work, improvements, or construction required by or mentioned in the above- mentioned plans and specifications, conditions of permits and all construction, appurtenances, and improvements necessary as reasonably determined by the City Engineer, Engineering and Construction to complete the aforementioned improvements.
