ATTY/ORD.433/BUILDING CODE ADOPTION <br />REV: 10-24-16 RL <br />Page 3 of 16 <br /> <br />Decks and balconies on multifamily residential or commercial structures shall <br />have supporting framework inspected by a licensed contractor at least every four <br />years after initial construction to look for structural deterioration or structural pest <br />damage. Any damage that could endanger the occupants of the structure shall <br />be repaired. Untreated wood members shall be treated to resist structural pest <br />and ventilation provided in each joist bay at each end of enclosed framing. A <br />contractor’s report shall be provided to the Building Divisi on for each periodic <br />inspection. <br /> <br />Sec. 9.42. SECTION 105 OF THE BUILDING CODE AMENDED. Section 105 of the <br />Building Code is amended to add a new Section 105.1.3 to read as follows: <br /> <br />[A] 105.1.3 When an alteration or addition, or combination thereof, exceeds 50% <br />of the total project, then the project may be considered as a new structure <br />requiring compliance with the current code. The Building Division determines what <br />the percentage of the project is n ew construction. <br /> <br />Sec. 9.43. SECTION 105 OF THE BUILDING CODE AMENDED. Section 105 of the <br />Building Code is amended to add a new Section 105.7.1 to read as follows: <br /> <br />[A] 105.7.1 A copy of the front of the permit card shall be posted on the site in a <br />weather proof sleeve. The permit shall be visible from the street in public view. <br /> <br />Sec. 9.44. SECTION 105 OF THE BUILDING CODE AMENDED. Section 105 of the <br />Building Code is amended to add a new Section 105.8 to read as follows: <br /> <br />[A] 105.8 Ownership of a permit. The building permit belongs to the property <br />owner. The contractor acts as an agent of the owner and shall give the original <br />permit card to the owner. <br /> <br />Sec. 9.45. SECTION 107 OF THE BUILDING CODE AMENDED. Section 107 of the <br />Building Code is amended to add a new Section 107.1.1 to read as follows: <br /> <br />[A] 107.1.1 Due to a higher degree of hazard to the public, commercial projects <br />require a California licensed architect, engineer, contractor, CASp or other <br />licensed design professional that has accountability through the suspension or <br />revocation of their license to design and stamp plans and calculations. Fire alarm <br />and suppression systems, or other fire related permits, shall be designed and <br />plans stamped by a licensed fire protection engineer or other appropriately <br />licensed design professional, that is approved by the Fire Marshal. <br /> <br />Sec. 9.46. SECTION 107 OF THE BUILDING CODE AMENDED. Section 107 of the <br />Building Code is amended to add a new Section 107.3.4.1.1 to read as follows: <br /> <br />[A] 107.3.4.1.1.
