<br />OAK #4823-0464-7229 v3 61 <br />the Owner(s) for their records and the process to execute the terms of the agreement <br />will commence. <br /> <br />May I Obtain my Own Appraisal? <br /> <br />Yes. The Owner(s)’s appraiser scope of work and qualifications must be presented <br />along with a summary of their valuation to the City for consideration in the <br />negotiations process. Following receipt of the City's offer of acquisition, any Owner(s) <br />would then have 45 days to submit his/her own appraisal to the City for consideration. <br />The City will not reimburse any costs associated with the Owner(s) appraisal. <br /> <br />What If My Appraisal Exceeds the City’s? <br /> <br />If the Owner(s)'s appraisal is within 10% of the City's offer of acquisition, the City will <br />pay the Owner(s) the amount submitted by the Owner(s)'s appraiser. If the <br />Owner(s)'s appraisal amount is higher than 10%, the City will pay for an independent <br />third party appraiser to render a final appraisal value for the Dwelling structure based <br />upon his/her review of the two appraisals prepared by the City and the <br />Owner(s). The City shall pay for all costs associated with the third party <br />appraiser. Selection of a third party appraiser to perform the final valuation will be <br />done using the following process: The City will submit three names of acceptable <br />appraisers to the Owner(s) and the Owner(s) will select the third party appraiser from <br />among those three names submitted by the City. <br /> <br />More Information <br /> <br />Should you have additional questions about the appraisal process, please contact <br />Jose Garcia at 510.924.3014 or by email at jgarcia@opcservices.com. <br />
