described by, and on file with, the Planning Department <br />of the City of Redwood City) for additional on -street <br />parking and curbs, gutters, sidewalks, paving, and <br />landscaping shall be constructed to conform to said <br />Alternate C, including necessary removal of existing <br />improvements, at no expense to the City. <br />(4) <br />There shall <br />be developed only one dwelling unit per <br />lot on each <br />of the lots in Block A except for Lot 1, <br />which shall <br />be retained as common open space for <br />recreational, maintenance, and utility buildings and <br />uses only. <br />(5) <br />Underground <br />drainage installation shall be provided <br />for the common open space areas, to be subject to <br />approval by <br />the Director of Public Works. <br />(6) <br />Drainage of <br />depressed garages in Block A shall be <br />provided by <br />an interceptor line running to a storm <br />sewer catch <br />basin; the owner shall convey reciprocal <br />rights with <br />the lots for the pipeline crossing; the <br />drainage plan shall be subject to approval of the <br />Department of Public Works. <br />(7) <br />Underground <br />power and communication utilities shall <br />be provided <br />for all distribution lines and service <br />connections, <br />with pad -mounted transformers to be <br />located subject to approval of the Planning Director <br />and Director <br />of Public Works. <br />(8) All laws, codes, regulations, resolutions, ordinances, <br />and/or parts thereof, other than as directly and <br />expressly adjusted by the terms of the exception <br />granted, shall be strictly complied with. <br />-3- <br />
