SECTION 3.0 PROJECT DESCRIPTION <br />3.1 PROJECT SITE AND SURROUNDING AREA <br />The proposed project would be constructed on the existing Sandpiper Community Center and <br />Sandpiper Park property and adjacent Sandpiper Elementary School campus (hereinafter referred to <br />as the project site). The project site is developed with classrooms, conference rooms, administrative <br />offices, a library, a multi-purpose room, a synthetic turf sports field, and outdoor lunch and play <br />areas. The school currently uses the Sandpiper Community Center during school days for its multi- <br />use room, conference rooms, and after-school care programs. The site was first developed in the <br />1990S.2,3 Prior to development with the existing uses, the project site was vacant land that was <br />reclaimed from the San Francisco Bay (i.e., landfill). <br />The project site is located in a residential area. Single-family residences are located north of the site, <br />Redwood Shores Parkway and single-family residences to the east, Egret Lane and multi -family <br />residences to the south, and Redwood Shores Lagoon to the west. Vehicular ingress and egress to the <br />elementary school is provided via two driveways onto Redwood Shores Parkway. Regional, vicinity, <br />and aerial maps of the site are shown on Figures 2.2-1, 2.2-2, and 2.2-3, respectively. <br />3.2 PROPOSED PROJECT <br />The project proposes the expansion of Sandpiper Elementary School from a Kindergarten through <br />Grade Five (K-5) to a Kindergarten through Grade Eight (K-8) school, and an increase in student <br />capacity at the school from 566 students to 786 students. To accommodate the additional students, <br />the prof ect proposes to construct a two-story modular building and a one-story Kindergarten <br />classroom building on the project site. The proposed project also includes various other <br />improvements and additions to the project site. Each component of the proposed project is described <br />below and shown on the site plan (refer to Figure 3.2-1), <br />3.2.1 Classroom Building <br />The proposed two-story modular building would be located on the Sandpiper Community Center and <br />Sandpiper Park property (refer to Figure 3.2-1). The building would be approximately 15,200 square <br />feet (sf) in size and have a maximum height of approximately 35 feet. The building would include <br />seven classrooms, three elective rooms, a boys and girl's restroom, a staff restroom, and <br />miscellaneous storage and custodian closets. <br />~' School City, Inc.
