Code § 27383. <br />IMPROVEMENT AGREEMENT <br />Classics At Redwood City <br />THIS IMPROVEMENT AGREEMENT ("Agreement") is made and entered into on thisAday of - <br />J0 f ' <br />, 2'(`Effective Date") by and between by and between Classic RWC 1856, L.P., a <br />CaliVdalifornia <br />imited partnership ("Developer"), and the CITY OF REDWOOD CITY, a charter <br />city municipal corporation ("City") with reference to the following facts: <br />RECITALS <br />A. Developer is the current fee owner of that certain real property consisting of <br />approximately _.52 acres located within the City of Redwood City, County of San Mateo, State of <br />California, described in Exhibit A. attached hereto and incorporated herein by reference (the "Property'). <br />E. On April 16, 2013, the Planning Commission of the City of Redwood City adopted, <br />among other approvals, Resolution No. 13-06, approving the Vesting Tentative Map for the Classics At <br />Redwood City ("Project"), prepared by BKF Engineers and dated February 14, 2013 ("Tentative Map"), <br />subject to certain conditions of approval ("Conditions"). <br />C. The Conditions require either (1) that certain public improvements for the Project be <br />constructed prior to approval of the final map ("Final Map"), or (2) that Developer enter into an <br />agreement with City providing for the future construction of such public improvements, <br />D. Developer has submitted the Final Map and applied to City for Final Map approval <br />without having completed the required public improvements and, therefore, will enter into an agreement <br />with City providing for the future construction and installation of such public improvements, as required <br />by Government Code section 66462(a)(1). <br />E. Developer has submitted to City plans, specifications and drawings entitled Classics At <br />Redwood City Improvement Plans, prepared by BKF Engineers and dated February 27, 2014 (the <br />"Improvement Plans"), which, in addition to other improvements, provide' for certain on-site public <br />improvements consisting of street and street light improvements, storm drain systems, domestic water <br />systems and sanitary sewer systems for the Proj ect (collectively, "Improvements"). <br />F.
