Description of Proiect <br />The 0.517 -acre project site encompasses about one-sixth of the block bounded by <br />Jefferson Avenue, Bradford Street, Main Street, and Marshall Street. The project site <br />includes an approximately 7,950 square -foot, one-story commercial building and a <br />surface parking lot with 43 spaces (Tentative Map Plan Sheet C3.00, BKF Engineers, <br />3/25/16). <br />The applicant proposes to construct a 200,699 square -foot, 91 -unit residential <br />condominium and retail building comprised of seven levels of residential over three <br />levels of underground parking, and 4,500 square feet of retail space on the ground floor <br />(Plan Sheet AO.0, BDE Architecture, 3/17/16). <br />The residential lobby entrance will be on Bradford Street (Plan Sheet A1.0, BDE <br />Architecture, 3/4/16). Two sidewalk entrances for ground floor retail space will be on <br />Jefferson Avenue (Plan Sheet A1.0, 3/4/16). Access to the trash room, electrical rooms, <br />fire control and fire pump rooms, backflow preventer room, residential lobby, mail <br />room/package concierge, bike shop, and elevator lobby services will also be on the <br />ground floor (Plan Sheets A1.0 and A2.1, 3/4/16). <br />The proposed project will provide a total of 146 vehicle parking spaces, including four <br />tandem spaces, with one motorcycle space on each basement floor (Basement 1, <br />Basement 2, and Basement 3) and five motorcycle spaces in the Floor One garage. Three <br />accessible vehicle spaces will be provided in the Basement 1 garage, with two accessible <br />vehicle spaces in the Floor One garage. Parking for a total of 90 bikes will be provided <br />in 30 -bike storage rooms in Basements 1, 2, and 3, all accessible by elevator. (Plan Sheet <br />AO.0, 3/17/16, and Plan Sheets A2.OA, A2.OB, and A2.00, 3/4/16) Residential vehicle <br />access to the garage will be on Jefferson Avenue; commercial vehicle access will be on <br />Bradford Street (Plan Sheet ALO, 3/4/16). <br />An approximately 5,200 square -foot outdoor terrace on the podium level (second floor) <br />will be located at the southeast corner of the building (next to the adjacent properties' <br />parking lots), and will include benches and hardwood decking, flow-through planters and <br />landscaping, a greenwall, a water feature, and other amenities. Except for private patios <br />connected to five units, this terrace will be available to all building residents via the <br />second floor. (Plan Sheet A2.2, 3/4/16, and Plan Sheet L1.2, 3/14/16) A rooftop terrace, <br />approximately 4,400 square feet, will include a dining table with chairs and benches, <br />outdoor grills with wet bars/sinks, landscaping (shrubs, grasses, succulents, and trees), <br />sunshades, a wall fountain, and other amenities. The rooftop terrace will be available to <br />all building residents via either of two sets of stairs or the building elevator. (Plan Sheet <br />A2.9, 3/4/16, and Plan Sheet L1.3, 3/14/16) <br />The podium level outdoor courtyard will be at approximately 15 feet above grade (Plan <br />Sheet A3.10, 3/4/16). The remainder of the building will be 92 feet in height (Plan Sheet <br />A3.01, 3/4/16), and the elevator penthouse screening will be at the DTPP maximum <br />allowable height of 102 feet (Plan Sheet A3.10, 3/4/16). The building heights conform to <br />the DTPP Building Height and Disposition Regulations (Downtown Precise Plan Section <br />2.7). Along both the Bradford Street and Jefferson Avenue elevations, the roof coping <br />will incline gradually towards the building's northwest corner (Plan Sheets A3.0 and <br />A3.3, 3/4/16). Building materials will include a window wall system with clear glass and <br />composite metal panels, aluminum window frames, and a rainscreen cladding system <br />(Plan Sheets A3.0 and A3.3, 3/4/16). <br />Five City streetlights will be relocated and either refurbished or replaced, per DTPP <br />guidelines: one at each of the four corners of the Jefferson Avenue/Bradford Street <br />intersection and one on Jefferson Avenue near the residential parking entrance (Plan <br />PJ <br />
