01/0912017 <br />46.6 Review, Decisions, Appeals, Permit Duration <br />46.7 Amendments to Planned Development Permits <br />46.1 Permit Purpose <br />To provide a vehicle for planned development within the existing zoning districts of the City <br />of Redwood City; to encourage flexibility of design and development of land in such a manner <br />as to promote its most appropriate use; to encourage the development of innovative projects <br />which incorporate the highest quality architectural solutions, building materials and <br />landscaping concepts; to promote the most functional and aesthetic relationships between <br />building structures, signs, open space and parking areas in residential, commercial and <br />industrial zoning districts; to encourage the development of quality open space and <br />recreational opportunities within projects, including providing for clustered development <br />and increased open space; and to incorporate stormwater treatment provisions in site <br />planning. [46.11 <br />46.2 Applicability <br />A Planned Development Permit may be issued in any zoning district. [46.2 and 46.7D] <br />46.3 Review Authority <br />The Zoning Administrator shall review applications for a project area of less than one acre, <br />and the Planning Commission shall review applications for a project of one acre or more. <br />[46.5 and 46.61 <br />46.4 Modifications to Development Standards <br />All Planned Development proposals shall conform to the applicable lot or unit density <br />regulations and the minimum open space requirements of the underlying Zoning District. In <br />no case shall the number of dwelling units exceed the maximum number permitted under <br />the basic zoning district. The review authority may permit any of the following requirements <br />to be different from those which would otherwise apply in the applicable zoning district: <br />[46.7] <br />1. Maximum heights for structures; <br />2. Maximum lot coverage; <br />3. Minimum building site sizes; <br />4. Minimum front, side, and rear yard setback requirements; <br />5. Signage ordinance regulations relating to the number, location, height, and size of <br />signs; <br />6.
