01/09/2017 <br />47.3 Review Authority <br />The Zoning Administrator, Planning Commission or other review authority shall review <br />Planned Community Permits as described in individual Precise Plans. [current code doesn't <br />say] <br />47.4 Findings <br />In addition to any specific findings listed in individual Precise Plans, Planned Community <br />Permits may be approved if all of the following findings can be made: [52.106 and 52.12A]: <br />1. The application implements the adopted Precise Plan; and <br />2. The establishment, maintenance or operation of the use will not, under the <br />circumstances of the particular case, be detrimental to the public health, safety, or <br />welfare of persons residing or working in the neighborhood of the proposed use, or <br />the property and improvements in the neighborhood, or the City. <br />47.5 Review, Decisions, Appeals and Permit Duration <br />Procedures for application review, decisions, appeals, permit duration and expiration and <br />other requirements are located in Chapter 41 (Common Procedures). In the event that a <br />development agreement is approved for property within a P District, the city may approve <br />alternative procedures and findings for a PC permit on such property, which shall be as set <br />forth in the applicable Precise Plan.
