The <br />Planning Commission continued the matter to allow the applicant to project revisions by <br />providing physical variation in the building facade fronting EI Camino Real, vertically and <br />horizontally. The Committee generally supported locating units on the ground floor <br />fronting the boulevard with entry stoops provided that it resulted in breaking up the <br />building's mass and uniform height; and <br />WHEREAS, on January 17, 2017, pursuant to Section 2.0.3-A of the DTPP (pg. <br />28), the Planning Commission conducted a public hearing in accordance with all <br />applicable requirements of the Subdivision Map Act, the Redwood City Municipal <br />Code, and the Redwood City Zoning Ordinance to consider the requested project <br />revisions as they relate to the Downtown Planned Community Permit Application <br />DPC2015-12, Tentative Parcel Map Application TM2015-09, Affordable Housing Plan, <br />all applicable requirements of the State Planning and Zoning Law and the Downtown <br />Precise Plan, and the recommendations of the AAC; and <br />WHEREAS, the Project will not cause any substantial adverse change in the <br />significance of any historic resource, including The Record Man shop (1322 EI Camino <br />Real), which will remain eligible for listing in the California Register of Historic Places; <br />and <br />WHEREAS, the Planning Commission determined that the proposed Downtown <br />Planned Community permit, Tentative Parcel Map, and Affordable Housing Plan <br />would further the purposes of and appropriately implement the City of Redwood City <br />General Plan, applicable provisions of the Redwood City Municipal Code and <br />Downtown Precise Plan, and the 1409 EI Camino Real project. <br />NOW, THEREFORE, BE IT RESOLVED AS FOLLOWS: <br />Section 1. The Planning Commission finds that the above recitals are accurate <br />and constitute findings in this matter and, together with the Staff Report and the <br />application materials, including without limitation the Initial Study, development plans, <br />and all other documents, reports, studies, memoranda, maps, oral and written testimony, <br />and materials in the City's file for the applications and the Project, and all adopted City <br />planning documents relating to the Project and the property including the City's General <br />Plan, Municipal Code, Downtown Precise Plan, Downtown Precise Plan EIR, other <br />applicable City laws and regulations, and all associated approved and certified <br />environmental documents, have together served as an adequate and appropriate <br />evidentiary basis for the findings and actions set forth in this Resolution. <br />Page 2 of22 <br />ATIY/RESO.0001/PC RESO 1409 EL CAMI NO <br />REV: 01-19-17 PR <br />
