that: <br />f. Pursuant to Guidelines section 15091(e), the documents and <br />other materials that constitute the record of proceedings upon <br />which the Planning Commission has based its decision are located <br />in and may be obtained from, the Office of the City Clerk at 1017 <br />Middlefield Road, Redwood City, California. The City Clerk is the <br />custodian of records for all matters before the City. <br />Section 3. Tentative Parcel Map TM2015-09: The Planning Commission finds <br />a. The map, design, and improvements of the proposed <br />subdivision are consistent with the City of Redwood City's General <br />Plan, Municipal Code, Zoning Ordinance, Downtown Precise Plan, <br />and all applicable subdivision improvements requirements; <br />b. The site of the proposed subdivision is physically suited for <br />the type and density of the proposed development; <br />C. The design and proposed improvements are not likely to <br />cause substantial environmental damage, or substantially and <br />avoidably injure fish, wildlife or their habitat, or cause serious <br />public health problems; and <br />d. The design and proposed improvements of the proposed <br />subdivision will not conflictwith essential public easements for access <br />through, or use of, property within the proposed subdivision. <br />Section 4. Tentative Parcel Map TM2015-09: The Planning Commission finds <br />that the proposed subdivision, together with the provisions for its design and <br />improvement, is consistent with the general plan as set forth in the staff report. <br />Section 5. Downtown Planned Community permit DPC2015-12: The <br />Planning Commission finds that: <br />a. The project and improvements proposed by Downtown <br />Planned Community permit DPC2015-12 are consistent with, <br />conform to the intent of, and will appropriately implement the <br />Downtown Precise Plan for the 1409 EI Camino Real project; and <br />b.
