<br />SCOPE OF SERVICES
<br />Project
<br />Consultant will perform Facility Condition Assessments of all buildings selected by the Public Works Director, at his or
<br />her sole discretion. The Facility Condition Assessments will:
<br />• Include a comprehensive facility condition assessment of the buildings, building systems, and infrastructure.
<br />• Determine the present condition and estimated life expectancy of various building systems and components.
<br />• Result in a strategic plan for capital repairs, lifecycle component replacement, and building modernization.
<br />• Establish a protocol forfacility condition data to migrate/transfer to a CMMS system.
<br />• Establish anticipated renewal and replacement costs for the various systems and components.
<br />• Identify and document present condition of all physical assets including grounds, facilities, and infrastructure.
<br />• Recommend corrections for all deficiencies and provide cost estimates for corrections.
<br />• Prioritize and categorize deficient conditions, associated corrective actions, and information concerning building
<br />systems and deficiency categories.
<br />• Calculate the Current Replacement Value (CRV) and Facility Condition Index (FCI) for each facility and site.
<br />A key factor to performing Facility Condition Assessments is the evaluation of physical needs and accurate forecasting
<br />for capital repair and replacement budgets. Pre-emptive measures to manage maintenance budgets and programs are
<br />essential in ensuring the elimination of potential issues, which can range from deferred maintenance, or premature
<br />replacement of building systems that can prove costly. With each identified replacement or repair, the assessment
<br />results will include estimates of cost and a numerical ranking of importance based upon City's priorities and estimated
<br />useful lives of the building systems and components. The assessment's results will also incorporate any previously
<br />collected information in City's possession. Consultant will review all information collected to ensure accuracy.
<br />Consultant developed the project to address the specific requirements of City. Consultant has experience in the
<br />assessment of various types of facilities similar to those of City understands the special implementation, sensitivities,
<br />management and communication associated with each
<br />List of Facilities to be Assessed
<br />The Facility Condition Assessment shall include the specific buildings listed in the chart below. However, the Public
<br />Works Director may, at his or her sole discretion and upon written notice to the Consultant, delete buildings from
<br />Consultant's scope of work.
