REPORT <br />To the Honorable Mayor and City Council <br />From the City Manager <br /> <br />March 13, 2017 <br /> <br />SUBJECT <br />Easement Dedication, Landscape Agreement, Stormwater Maintenance Agreement and <br />Public Access Easement Deed for 2215 El Camino Real <br /> <br />RECOMMENDATION <br />1. By motion, approve and authorize the City Manager to execute a <br />Landscape Maintenance Agreement with Varun Enterprises, Inc.; <br />2. By motion, approve and authorize the City Manager to execute a <br />Stormwater Treatment Measures Maintenance Agreement with Varun <br />Enterprises, Inc.; <br />3. By motion, approve the Public Access Easement Deed, and authorize the <br />City Manager to, upon receipt of a signed Deed, accept the Public Access <br />Easement Deed granted by Baldev Mann & Gurmeet Mann for the property at <br />2215 El Camino Real, execute the Certificate of Acceptance for such Deed, and <br />modify the content of the Public Access Easement Deed as necessary to receive <br />a signed Deed <br /> <br />BACKGROUND <br />The project is a 1-story, 2,766 square foot (s.f.) convenience store and 3,465 s.f. gas <br />station canopy. On March 15, 2016, the Zoning Administrator approved the Use Permit <br />(UP2015-06) and Architectural Permit (AP2015-42). The site is currently a 10 pump gas <br />station (Chevron). <br /> <br />ANALYSIS <br />The developer’s engineer completed improvement plans compliant with Redwood City <br />Ordinances, City Standards, the conditions of approval, and to the satisfaction of the <br />City Engineer. Improvements include new sewer, storm and water services, a new <br />water main, and new sidewalk per El Camino Real standards including street trees and <br />lighting. Project is expected to be completed in February 2019. <br /> <br />ALTERNATIVES <br />Council may choose not to approve the easement dedication and associated <br />agreements for the project. <br /> <br />FISCAL IMPACT <br />There is no fiscal impact to the City as a result of this action. <br />6.1.B. - Page 1
