3 <br /> <br />The proposed design is Neoclassical, which is permitted within the El Camino Real <br />Corridor. Design features include simple horizontal belt courses, a flat roof, stucco for <br />the upper floors and brick for the base, rectangular window shapes, and score patterns <br />of the Classical order forms and proportions. The proposed project incorporates an <br />articulated base, middle and top; and façade elements which align horizontally and <br />vertically. The massing is three-stories along El Camino Real. The upper floors step <br />back 10’ from the lowers floors (20 ft. from the front property line). The applicant <br />alternates colors and materials to break-up the massing of the building and create visual <br />interest. The applicant has utilized the building’s 10’ stepback to provide decks on the <br />fourth floor. Table 1 below compares some of the key standards with the project’s <br />compliance. <br /> <br /> <br /> <br />DTPP Guidelines Review and Architectural Advisory Committee Recommendation: <br />The applicant requested deviations from four (4) guidelines, which required review and <br />recommendation from the Architectural Advisory Committee (AAC).
