The COAs are specific conditions <br />applicable to the proposed project. The SDRs are items which are codified or <br />adopted by resolution and have been included for ease of reference, they may not be <br />appealed or changed. The SDRs are not intended as a comprehensive list. The COAs <br />and SDRs are grouped under specific headings that relate to the subject matter and <br />the responsible division is described in brackets, e.g., [PLANNING]. <br />The applicant is responsible for the fulfillment of all conditions and standard <br />development requirements, unless specifically stated otherwise. <br />In addition to complying with all applicable City, County, State and Federal Statutes, <br />Codes, Ordinances, Resolutions and Regulations, Permittee expressly accepts and <br />agrees to comply with the following Conditions of Approval and Standard <br />Development Requirements of this Permit: <br />Project Conformance <br /> <br />1. Substantial Conformity - All improvements shall substantially conform to the <br />project plans prepared by Studio T-Sq, Inc. dated December 8, 2016 and revised <br />February 3, 2107, and related information submitted by the Applicant, on file <br />with the Community Development Department. <br /> <br />2. Approval Letter & Conditions in Building Permit Plans - This Notice of <br />Official Action, with the accompanying conditions of approval, shall be printed on <br />the first page of the building permit plans. [COA][PLANNING] <br /> <br />3. Use - The project approval is for General Residential and Neighborhood Retail <br />uses only. Lodging is prohibited. Changes to the approved use require review and <br />approval by the City. [COA][PLANNING] <br /> <br />4. Affordable Housing Commitment – Prior to issuance of the building permit, the <br />applicant shall make a $250,000 donation to Habitat for Humanity’s 612 Jefferson <br />Street project as offered by the applicant. <br /> <br />Fees <br />The following fees must be paid in full prior to issuance of the building permit unless <br />otherwise described below. <br />5.
