<br />ATTY/RESO.0031/ CC RESO ADOPTING DENIAL OF APPEAL BY REDWOOD CITY RESIDENTS FOR RESPONSIBLE DEVELOPMENT <br />REV: 03-30-17 PR <br />Page 21 of 22 <br />with the required project Stormwater Pollution Prevention Plans <br />(SWPPPs) as well as Best Management Practices (BMPs) specified <br />by the Redwood City Stormwater Management and Discharge Control <br />Program (Municipal Code Chapter 27A). The plans and BMPs shall be <br />implemented during construction as detailed in Mitigation 16-3 of the <br />DTPP EIR. [COA][ENGINEERING] <br /> <br />66. Downtown TDM – A final Transportation Demand Management (TDM) program, <br />describing the elements to be implemented, shall be reviewed and approved prior <br />to certificate of building occupancy. The TDM program shall include an annual <br />reporting requirement for the first three years that details overnight parking <br />utilization rates and resident use and awareness of the program. Annual <br />reporting shall be submitted on December 1 of each year following the issuance <br />of the certificate of occupancy. [COA][ENGINEERING] <br /> <br />67. Notice of Right to Operations – Provide a “Notice of Right to Downtown <br />Operations” to all tenants prior to execution of any lease per DTPP Section 2.2.5. <br />[SDR][PLANNING] <br /> <br />68. Window Visibility – Ground floor windows for non-residential uses shall <br />provide an unobstructed view into the building of at least 20 feet. <br />[SDR][PLANNING] <br /> <br />69. Scaled Model – Upon issuance of building permits, provide a scaled model of <br />the project per the City’s specifications or adequate funds to build the model <br />for the City’s use. Signs – Future signs require a separate sign permit and shall conform to the <br />requirements of the Downtown Precise Plan and Chapter 3 of the Municipal Code. <br />[SDR][PLANNING] <br /> <br />Other Agency Permits <br /> <br />71. Caltrans - The applicant shall contact the California Department of <br />Transportation (Caltrans) at (510) 286-4417 to obtain an Encroachment Permit <br />for all necessary work within the El Camino Real right-of-way. <br />[SDR][ENGINEERING] <br /> <br />General Requirements <br /> <br />72. Exterior Materials – The exterior materials, colors, textures, trim elements, <br />windows and roof pitch of the project shall be consistent throughout and <br />substantially conform to the colors and materials board, date received October <br />20, 2016, on file with Planning Services. [COA][PLANNING] <br /> <br />73. Review of Modifications - Modifications to the approved plans require <br />Planning review and approval prior to building permit issuance. Substantial <br />modification of approved plans, as determined by the Zoning Administrator, may <br />be subject to an amendment or a new Permit. [COA][PLANNING] <br /> <br />74.
