15. Bicycle Parking — Provide at least 6 bicycle storage spaces, and demonstrate this <br />on the building permit plans. [COA][ENGINEERING] <br />Final Map <br />16, Final Map - Obtain approval and record a Final Map prior to building permit <br />issuance. All final maps shall include the lot configuration and proposed easements <br />and conform to the Subdivision Map Act and Chapter 30 of the Municipal Code. <br />SDR [ENGINEERING] <br />17. Agreements - Prior to Final Map approval, enter into the following agreements in a <br />form acceptable to the City Attorney and the Community Development Director: <br />[COA][ENGINEERING] <br />a. A Landscape Maintenance Agreement for all assigned landscape areas in <br />public rights of way to be maintained. Maintenance items shall include, but <br />are not limited to, planting trees, shrubs, flowers, grass and all appurtenances <br />including irrigation systems and pedestrian scale lighting. <br />b. An Improvement Agreement to guarantee the installation of all <br />improvements required of the project and to provide for payment of all City <br />inspection and plan check charges associated with the installation of public <br />and private improvements, including, but not limited to, streets, sanitary <br />sewers, water, storm drains and street lights. <br />c. An Affordability Covenant ensuring that the units are deed -restricted to be <br />affordable to low-income households for a period of no less than thirty (30) <br />years, with resale restrictions, and that the units meet the requirements of <br />Section 18.272 of the Affordable Housing Ordinance. <br />d. An Equity Sharing Agreement pursuant to Government Code Section <br />65915(c)(2) that corresponds to the subsidy provided by the City unless it is <br />in conflict with the requirements of another public funding source or law. <br />e. CC&Rs including provisions for maintenance of and access to shared utilities, <br />stormwater treatment facilities, surface improvements, and common areas, <br />and an estimate of costs and proposed level of maintenance for each of the <br />activities identified. All property owners must be members. <br />f. An Affordabilitv Aareement for a term of not less than fiftv (50) vears <br />pursuant to Section 18.257 of the Parks Impact Fee ordinance. The <br />Affordabilitv Agreement may be combined with the Affordabilitv Covenant <br />described in Condition 17(c). [COA][PLANNING] <br />Reports and Survevs <br />18.
