<br /> SWC: sh 5/16/86 <br /> SWC:djc 5/19/86R <br />occupancy taxes to Redwood City and $11,500 in sales tax <br />revenue ( id. ) . On an average cost/revenue basis, the <br />Project would generate revenues to Redwood City of about <br />$609,000 annually, and service costs to Redwood City of <br />approximately $200,000 annually ( id. ) . Redwood City would <br />thus receive a maximum net surplus of $409,000 annually <br />(id. ) . <br /> (2 ) The Project is consistent with surrounding and <br />existing development in the community and constitutes <br />appropriate "infill" development. Since it is highly <br />probable that population demands for additional development <br />in the region and within Redwood City will continue, the <br />Project will cause less effect upon the environment than <br />development in surrounding less urban areas. (Draft EIR <br />pages 108-113) <br /> (3 ) The Project is a planned community in avoidance of <br />piecemeal, haphazard development, and is aesthetically <br />attractive and will create a positive image of the City for <br />the attraction of future first class developments in the <br />City of Redwood City. <br /> ( 4 ) Approval of the Project will provide a reasonable <br />balance between the exercise of private property rights by <br />the landowner, and the interests of the public. <br />SECTION 2. In consideration of the foregoing findings, this <br />Council hereby concludes and declares that the agreement entitled <br />"Development Agreement" by and between the City of Redwood City <br /> 11 <br /> --.,. <br />
