for which the Premises or any part thereof may be used, drainage, flood zone designation, access to public roads, and
<br />applicable environmental laws, Hiles, or regulations. District accepts the Premises in its present condition and agrees
<br />that upon expiration of this Lease or sooner termination, District shall deliver the Premises and all capital
<br />improvements located thereon to City in good and clean condition, reasonable use and wear thereof.
<br />(b) District leases the Premises subject to all easements, covenants, conditions, restrictions and other title
<br />matters whether recorded or unrecorded existing as of the Effective Date, and all matters that would be apparent from
<br />an inspection of the Premises. Any future easements required by District in connection with District's use of the
<br />Premises shall be obtained by District at its sole cost and expense and recorded in the County of San Mateo. District
<br />is aware that a deed restriction, identified as number 87117982, affecting Sandpiper Park was recorded in the County
<br />of San Mateo on July 29, 1987.
<br />SECTION 5. NOTICES
<br />All notices, payments, reports, requests, demands, or other communications required or permitted hereunder shall be
<br />in writing, and shall be personally delivered, sent by overnight courier, or sent by registered mail, postage prepaid or
<br />return receipt requested to the addresses set forth below.

<br />SECTION 6. COMPLIANCE WITH LAWS
<br />District, at its sole cost and expense, promptly and at all times shall comply with all present and future laws, statutes,
<br />ordinances, orders, Hiles, regulations and requirements of all federal, state and municipal governments, courts,
<br />departments, commissions, boards, and offices ("Applicable Laws") which are applicable to the Premises and the New
<br />Project or to the use or manner of use of the Premises by the occupants thereof. District, at its sole cost and expense,
<br />shall have the right to contest, by appropriate proceedings diligently conducted in good faith in the name of District,
<br />the validity or application of any Applicable Law. If compliance with any Applicable Law legally may be delayed
<br />pending the prosecution of any such proceeding without cost or penalty and without subjecting City to any liability,
<br />civil or criminal, District may delay compliance until the final determination of such proceeding. District shall not
<br />use the Premises for any unlawful purpose and shall not perform, permit or suffer any act of omission or commission
<br />upon or about the Premises or the New Classroom Building which would result in a nuisance or a violation of the laws
<br />and ordinances of the United States, State of California, County of San Mateo, or the City of Redwood City.
<br />SECTION 7. RIGHT TO ENTER
<br />During the Terni, City and its authorized agencies, contractors, agents, employees, representatives, or licensees shall
<br />have the right at reasonable times and at any and all places to temporarily enter the Premises, including the New
<br />Classroom Building, for survey, inspection, or any other lawful City purpose. Whenever possible, City shall provide
<br />reasonable notice in advance of such entry and allow accompaniment of District's authorized representative.
