Either party may, by Notice given in accordance <br />with the terms hereof; change its address for purposes of delivery of Notices. Notices may be <br />sent by facsimile transmission between the hours of 8:00 A.M. and 5:00 P.M, Monday through <br />Friday, provided the recipient has compatible receiving equipment, and such notices will be <br />deemed received and effective on the date of transmission, provided a hard copy of such notice <br />also is sent by mail on the date of transmission in the manner provided above. <br />20. Governing Laws. This Agreement shall be governed by and construed under the <br />laws of the State of California, without regard to choice of law. <br />21. Syrrender of License Area. Upon the expiration of the Term of this Agreement, <br />or upon any earlier termination of this Agreement, Licensee shall quit and surrender possession <br />of the License Area to Licensor in as good order and condition as the same are now and hereafter <br />may be improved by Licensor or Licensee, and shall, without expense to Licensor, remove or <br />cause to be removed from the License Area the Equipment, all debris and rubbish, all equipment <br />and other articles of personal property owned by Licensee or installed or placed by Licensee at <br />its own expense in the License Area, and Licensee shall repair all damage to the License Area or <br />Page 8 of 13 <br />REV: 04-27-17 PR <br />ATTY/AGR.2017.088/Kilroy Realty <br />
