(LSA) will undertake to prepare the <br />environmental review documentation for the 1548 Maple Street Project. This proposed scope of <br />work replaces and supersedes LSA’s proposal to prepare an Initial Study for the 1548 Maple Street <br />Project (formerly referred to as the Watt Residential Project), dated October 26, 2016 and the revised <br />scope of work dated March 23, 2017. <br /> <br />Preparation of the environmental review documentation will be staffed by Theresa Wallace, AICP, <br />Associate, who will serve as Project Manager, Judith Malamut, who will serve as Principal‐in‐Charge, <br />and Matthew Wiswell, Assistant Planner. LSA’s team will also include in‐house cultural and <br />biological resource specialists, as indicated on our proposed budget, as well as two subconsultants: <br />Fehr & Peers, who will prepare the traffic analysis; and BASELINE Environmental Consulting <br />(BASELINE), who will prepare an analysis of potential impacts related to geology/soil, hydrology/ <br />water quality, and hazards. <br /> <br /> <br />A. PROJECT UNDERSTANDING <br />The proposed project would include development of approximately 131 three‐story townhome‐style <br />residential condominium units, surface parking, and private and public open space at 1548 Maple <br />Street in Redwood City, San Mateo County. The 7.2‐acre project site is located east of Highway 101 <br />and along the City’s waterfront. The proposed project would be located on land only, and would <br />include development of a portion of the Bay Trail along the waterfront. Adjacent and nearby uses <br />include the City’s Police Station, the San Mateo County Jail, the San Mateo County Women’s Shelter, <br />Docktown Marina, and various industrial uses. The project site is also less than a mile (0.6 miles) <br />from the Highway 101/84 interchange project for which Caltrans is currently conducting an <br />environmental review. Existing on‐site uses include a surface parking lot and a water tank that has <br />been converted into a local yacht club clubhouse. The water tank is considered to be a locally <br />eligible historic resource. <br /> <br />The project site is within the study area of the Inner Harbor Specific Plan (IHSP), for which a Draft <br />Environmental Impact Report (IHSP Draft EIR) has been prepared and released for public review. <br />However, the IHSP and the IHSP Draft EIR were not adopted and no further work related to these <br />efforts is contemplated at this time.
