CGM:dp:5/l/78R ( 1) Open Space. Open Space on the project is that· which complies with all provisions of the Zoning Ordinance related thereto. (m) Unit. Unit is the element of a condominium project which is not owned in common with the owners of other condominiums in the project or is an apart- ment in a community apartment project to which an owner of an undivided interest in common in a community apartment project has a right of exclusive occupancy. "Section 30.132 Scope. ( a) The provisions of this article shall be in addition to all other provisions of this chapter relating to the subdivision of land, and shall apply to condominiums, community apartments, and conversions thereto. " (b) No building or buildings shall be permitted to be converted into a community apartment project nor into a condominium project unless such project shall contain five or more units. "Section 30.133 Administration of Article. The Planning Director of the City of Redwood City, or his designee, shall administer the provisions of this article. "Section 30.134 Condominium Permit. It shall be unlawful to construct one or more buildings or structures as a project or to convert one or more buildings or structures to a project without complying with the provisions of this article. No project shall be permitted, nor shall a Condominium Permit be effective, unless such project complies with the requirements of the zoning district within which it is located or proposed to be located and with either the permitted or the conditional uses of such district. "No project shall be permitted, nor shall a Condominium Permit be effective, unless a Planned Development Permit shall have been granted for such project pursuant to the provisions of Article 46 of the Zoning Ordinance of the City of Redwood City. Every applicant for a Condominium Permit shall file an application of a planned Development Permit prior to, or concurrently with, the application described in Section 30.135. -3- T
