<br /> CGM:dp:5/l/78R <br /> ( 1) Open Space. Open Space on the project is that· <br /> which complies with all provisions of the Zoning <br /> Ordinance related thereto. <br /> (m) Unit. Unit is the element of a condominium project <br /> which is not owned in common with the owners of <br /> other condominiums in the project or is an apart- <br /> ment in a community apartment project to which an <br /> owner of an undivided interest in common in a <br /> community apartment project has a right of exclusive <br /> occupancy. <br /> "Section 30.132 Scope. ( a) The provisions of this article <br />shall be in addition to all other provisions of this chapter <br />relating to the subdivision of land, and shall apply to <br />condominiums, community apartments, and conversions thereto. <br /> " (b) No building or buildings shall be permitted to be <br />converted into a community apartment project nor into a <br />condominium project unless such project shall contain five <br />or more units. <br /> "Section 30.133 Administration of Article. The Planning <br />Director of the City of Redwood City, or his designee, shall <br />administer the provisions of this article. <br /> "Section 30.134 Condominium Permit. It shall be unlawful <br />to construct one or more buildings or structures as a project <br />or to convert one or more buildings or structures to a project <br />without complying with the provisions of this article. No <br />project shall be permitted, nor shall a Condominium Permit be <br />effective, unless such project complies with the requirements <br />of the zoning district within which it is located or proposed <br />to be located and with either the permitted or the conditional <br />uses of such district. <br /> "No project shall be permitted, nor shall a Condominium <br />Permit be effective, unless a Planned Development Permit shall <br />have been granted for such project pursuant to the provisions <br />of Article 46 of the Zoning Ordinance of the City of Redwood <br />City. Every applicant for a Condominium Permit shall file <br />an application of a planned Development Permit prior to, or <br />concurrently with, the application described in Section 30.135. <br /> -3- <br /> T <br />
