<br />NOW, THEREFORE, GRANTOR hereby grants to GRANTEE an exclusive <br />easement as hereinafter described. <br /> Character of Easement <br />The easement granted herein is appurtenant to, and shall run <br />with, the Dominant Tenement. <br /> Description of Easements <br />The easement granted herein is for the use of fourteen (14) <br />parking spaces and for a driveway for ingress and egress thereto <br />for the exclusive use of the owners and/or tenants of the <br />Dominant Tenement. Ingress and egress to and from the Servient <br />Tenement shall be exclusively from the Dominant Tenement. A plat <br />map of the easement is attached hereto as Exhibit A. <br /> Maintenance of Easement <br />GRANTEE shall maintain the Servient Tenement free of litter, <br />debris and oil drippings from vehicles, and shall maintain the <br />parking area as required by Paragraph of Article 30 of the <br />Zoning Ordinance of the City of Redwood City. GRANTOR shall not <br />alter or change the 14 parking stalls or the access thereto <br />during the term of the easement. <br /> Termination of Easement <br />The easement granted herein shall terminate at such time as the <br />Dominant Tenement is no longer improved with a commercial office <br />building or improved with a building used for substantially <br />similar purposes, provided, however, that in the event that such <br />a building improvement is voluntarily removed or is destroyed by <br />casualty or an act of God, the easement shall not terminate so <br />long as the owner of the Dominant Tenement submits an application <br />to reconstruct the office building or substantially similar <br />building within twenty-four (24) months of the date of such <br />destruction. <br /> Bindinq Effect of Easement <br />The easement granted herein shall be binding on and shall inure <br />to the benefit of the heirs, assigns and successors of GRANTOR <br />and GRANTEE. <br />IN WITNESS WHEREOF, GRANTOR has executed these presents this <br /> day of , 1993. <br /> CITY OF REDWOOD CITY, <br /> A Municipal Corporation <br /> By <br /> , Mayor <br /> 3 <br /> "r-'. <br />
