Declarant has received planning approval from the City of Redwood City <br />("City") to construct a four story, mixed-use building (the "Building") on the Property <br />with zero side yard setbacks for the first and second stories. <br />D. Plans for the Building include window openings on the sides of the <br />Building facing 2065 Broadway Street and 837 Jefferson Avenue (the "Openings"), <br />with specialized shutters that would comply with the fire safety rating requirements of <br />the current California Building Code by approval of an Alternative Materials and <br />
