<br /> EXHIBIT "A" <br />PROJECT TENA.NT IMPROVEMENTS <br />Basic tenant improvementsfor the Project are described herinafter listed according to funding <br />sources: <br />1. Owner Paid Improvements (minimum $30,000) <br />a) Fire sprinkler system or adequate fire corridor ($15,000 - $20,000). <br />b) Conversion of both bathroom areas into unisex bathrooms, the ground <br />floor toilet is to be disabled-accessible ($4,000). <br />c) Floor leveling on the ground floor ($2,500). <br />d) Adequate ventilation ($1,000 - $3,000). <br />e) Entry/exit doors that comply with the fu:e and building codes ($1,000 - $2,000) <br />f) New stairway ($3,000). ; <br />g) Roof repair ( ? ). <br />2. :[rnprovements by Artists (Vaìued at approximately $10,000) <br /> in kind service and maierials <br />- Sheetrock and taping <br />- Paint <br />- Finish wall and floor surfaĆs <br />- Cosmetic improvements not requiring a building permit <br />- Facade improvement and signage designlarchi!eCftural permit <br />3. Thi<; work: is to be done in compliance <br />with California Energy Conservation Code. <br />- double outlets for each studio (28 studios). <br />- individual switch and double-tube fluorescent fIxture per studio <br />("natura11ight" T-8 energy saving). <br />- Halogen track lighting for gallery (some re-used material), new outlets. <br />- Multiple fluorescent fIxtures and outlets for classroom area. <br />- Display case lighting. <br />- Storefront facade/entry lighting (Broadway and Winklcbleck Street). <br />- Corridor lighting with "hard-wired" smoke detectors. <br />b) Partitioning and carpentry for studio, gallery and classroom area <br />2 x 4 x eight-foot high walls (ren-fool high wall.s at gallery) diagonally <br />braced with "sl.lpcrstruts" ($9,000). <br /> .. <br /> .
