<br />(including the dedication, if any, of easements contained therein) for the <br />Property, the parties hereto agree as follows: <br /> 1. Improvements. Owner shall, at Owner's own cost and expense, <br />construct all of the improvements ("Improvements"), furnish all the materials, and <br />do all the work hereinafter described in accordance with, and as provided for in, <br />the plans prepared for Owner by Ruggeri-Jensen and Associates, Engineers, <br />Planners, and Surveyors, entitled, "Redwood Shores Shopping Center, 210 to <br />290 Redwood Shores Parkway," as well as City's specifications entitled, <br />"Engineering Standards-City of Redwood City, Volumes I, II, and III, which plans <br />and specifications are on file in the office of the City Engineer. Said <br />Improvements shall also be constructed in strict compliance with the provisions <br />of Article VII, Chapter 29 of the Code of the City of Redwood City. To the extent <br />that if a conflict exists between the plans and specifications and said Chapter 29 <br />in regard to the standard for a particular improvement, the stricter standard shall <br />govern. Owner shall complete all of the Improvements, subject to such <br />exceptions and time extensions allowable under paragraph 10, on or before <br />September 16, 1998. The Improvements shall include, but are not necessarily <br />limited to, all of the following: <br /> (a) grading, paving <br /> (b) curbs, gutters, sidewalks <br /> (c) water system and fire service, complete <br /> (d) landscaping and irrigation system, complete, within public right-of- <br /> way and Redwood Shores Parkway <br />G:\shared\Redwood\Council 2 <br />Agmt-030 <br />FXS:rg <br />09/09/96 <br /> .- <br />
