3. City will cultivate all indicated areas to a depth of no less than four (4) <br /> inches. Additional topsoil or peat moss will be added to any flowerbed, if <br /> needed, at the time of cultivation. <br /> 4. City is also responsible for replacing any plant that dies due to poor plant <br /> quality or disease. <br /> I11. IRRIGATION SYSTEM <br /> 1. City will monitor all aspects of the irrigation system to ensure that trees,� <br /> shrubs, flowers and groundcover receive adequate water to promote <br /> growth. <br /> 2. Adjustments, repairs, maintenance and replacement of the sprinkler heads, <br /> valves, and clocks will be made as necessary by City. <br /> 3. Irrigation water will be provided and paid for by the City. <br /> 4. Backflow testing of irrigation and all related repairs and/or replacements wiil <br /> be provided and paid for by the City. <br /> 5. Any problems that arise which are determined to be the fault of the <br /> Developer will be reported to the Developer. An estimate for repairs will be <br /> given. Repairs will be undertaken upon approval from the Developer. <br /> IV. STREET LAMPS <br /> 1. City will maintain, repair, replace, and time the black street lamps on <br /> Jefferson/Middlefield/Broadway and the specialty street lamps on Theatre <br /> Way. City will also provide all electricity for these lamps. <br /> V. JANITORIAL <br /> 1. City will address all maintenance of the public sidewalks from building to <br /> curb, including repair and maintenance of brick pavers, benches, tree <br /> grates, bike racks, and other items occupying the area. <br /> 2. City will maintain, repair and replace garbage containers on sidewalks and <br /> remove trash per the existing Recology schedute which is up to six(6)times <br /> per week(excluding Sundays). Developer will provide and install trash bags <br /> and perform supplemental trash removal to keep the area in first class <br /> condition. <br /> 3. Developer will blow off, pressure wash and/or steam clean sidewalks on the <br /> entire property as needed or allowed under City regulations in order to <br /> maintain a neat and clean appearance. <br /> VI. OTHER <br /> 1.
