7.A. - Page 5 <br /> are as follows: <br /> • New windows, awnings and roll-up doors will provide sufficient variety in <br /> the improvements to the existing building to avoid monotony in the external <br /> appearance. <br /> • The building design complies with the general character of other structures <br /> in the vicinity. <br /> • New landscaping will be added to the site to enhance the natural appearance. <br /> • New landscaping will provide screening of the building, parking area and play <br /> area. <br /> • Parking is accessible and was uniquely designed to accommodate parent drop- <br /> off and pick-up on site. <br /> • New landscape areas provide new permeable areas for drainage to capture and <br /> treat stormwater runoff. <br /> Parking: On-site parking is provided to the rear of the building (eight spaces) and at <br /> the front of the building (30 parking spaces) for a total of 38 on-site parking spaces. Article 33 allows <br /> nonconforming parking with the approval of a Conditional Use Permit (Article 42). <br /> Though the Project has the required number of parking spaces, the size of the spaces <br /> is nonconforming, as is the driveway width. Therefore, a Conditional Use Permit is <br /> required. In order to grant a Use Permit, the findings contained in sections 33.19 <br /> (nonconforming parking) and section 42.4 (Use Permit) must be made.
