PROJECT DESCRIPTION <br /> This Initial Study/Mitigated Negative Declaration(IS/MND)evaluates the potential environmental <br /> impacts anticipated to result from construction and operation of the Rocketship Redwood City <br /> Elementary School Project(project)that is proposed by Launchpad Development Fifteen LLC/ <br /> Rocketship Education(project sponsor). It is intended that this IS/MND will be used for the <br /> appropriate discretionary decisions and approvals necessary to implement the proposed project. The <br /> City of Redwood City(City)is the Lead Agency for environmental review. <br /> This chapter includes a discussion of the project's location and existing characteristics, followed by <br /> the details of the project itself and a summary of required approvals and entitlements. <br /> A. PROJECT SITE <br /> The following discussion describes the geographic context of the project site and provides a brief <br /> overview of the existing land uses within and in the vicinity of the site. <br /> 1. Location <br /> The approximately 1.12-acre project site is located at 860 Charter Street in Redwood City and <br /> unincorporated San Mateo County. The site is located at the northwestern corner of the County's <br /> North Fair Oaks neighborhood. The roughly rectangular site is generally bounded by Bay Road to the <br /> north,existing light industrial and commercial uses to the east and south,and Charter Street to the <br /> west.Figure 1 depicts the site's regional and local context. <br /> Regional vehicular access to the site is provided by US 101,which is located about 0.5 miles north of <br /> the site. Direct local access is via Bay Road,which borders the site to the north;Woodside Road, <br /> about 0.3 miles to the west; and Marsh Road,about 1.5 miles to the east of the site. Existing transit <br /> service to the study area is provided by the San Mateo County Transit District(Sam Trans)and <br /> Caltrain. <br /> 2. Site Characteristics and Current Site Conditions <br /> The generally level project site is comprised of two immediately contiguous parcels of land,one of <br /> which is located within the City of Redwood City(0.69 acres;Assessor's Parcel Numbers [APN] <br /> 054-081-140)and the other of which is located within the County of San Mateo (0.43 acres,APN <br /> 054-081-100). The site is currently developed with an approximately 23,200-square-foot,one-story <br /> warehouse structure within the City boundaries and an associated surface parking lot and metal <br /> storage shed within the County boundaries. The site is currently occupied by a specialty auto sales <br /> company. Figure 2 depicts the existing site conditions.
