CONDITIONAL USE PERMIT FINDINGS THAT MUST BE MET <br /> A)The proposal will not have significant adverse effects on nearby industrial firms; <br /> <br /> This subject property uses in the past, have been a low intensity use, the proposed school will turn it into a high <br /> intensity use. <br /> <br /> The schools traffic alone will create “Gridlock” every morning and in the afternoon. <br /> <br /> The removal of on street parking. <br /> <br /> <br />B)The transportation system is capable of safely supporting the proposed use in addition to the existing uses in the <br />area. Evaluation factors include street capacity, and level of service, access to arterials, transit availability, on- <br />street parking impacts, access requirements, neighborhood impacts, and pedestrian and bicycle safety; and <br /> <br /> The road are substandard now and cannot handle any more additional traffic. There is no directly available public <br /> transit. Every on street parking spot is filled to capacity now. Most drive ways cannot be accessed now with large <br /> delivery trucks. The overflow parking is now going into the residential neighborhood streets. The sidewalks now <br /> have buildings right up to the walkway, making it hard for exiting vehicles to see on coming pedestrians and vise-a- <br /> versa. There are no bicycle pathways, as well as we have double parked delivery vehicles adding to the safety <br /> issues. <br /> <br /> <br />C) The proposed use will not significantly alter the overall balance of land use of the area, based on the existing <br /> proportion of industrial and non-industrial uses and the effects of incremental changes. <br /> <br /> This school use is not typical in an industrial area, and will put the underage children in harm’s way every day. This <br /> is to large of a incremental change. This school will not fit in to the commercial harmony of the neighborhood. <br /> <br />
