The contiguous, surrounding lots to the Appellant's parcel are all <br />duplexes; and therefore, the strict application of this ordinance <br />would deprive the Appellant's parcel of privileges enjoyed by other <br />properties in the vicinity in the "R -2" Zoning District. <br />c. The granting of a Variance to allow construction of a duplex on the <br />Appellant's property will not, in this case, constitute a grant of a <br />special privilege, because many of the structures currently existing <br />in the area, and surrounding the Appellant's parcel, are duplexes. <br />d. The granting of a Variance to allow construction of a duplex will not <br />be contrary to the intent of the Zoning Ordinance in this case, <br />because, although the parcel is less than the size required by the <br />Ordinance for construction of a duplex, the Appellant's parcel is one <br />of the largest lots in the neighborhood, and can readily accommodate <br />a duplex structure; the Appellant's parcel meets or exceeds all of <br />the requirements of the Zoning Ordinance, except the lot size <br />requirement; and the Appel l ant's proposed duplex structure covers <br />only 29% of the parcel, where 40% lot coverage is allowed. <br />For the reasons above stated, this Council hereby f nds that the <br />decision of the Zoning Administrator should be reversed, and the <br />Variance granted. <br />The foregoing findings, determinations and conclusions were approved <br />by the Council of the City of Redwood City at a regular meeting held <br />on May 9, 1988, by the f of l owing vote: <br />Ayes, and in favor: Counci lmembers Buchan, Bury, LaBerge, Murray, <br />and Stangel <br />Noes, and against: Councilman Claire and Mayor Greenalch <br />Absent: None <br />MINUTE ORDER NO. 88 -71 <br />6.
