1. IMPROVEMENTS. Owner shall, at Owner's own cost and expense, construct all of the improvements ("Improvements'), furnish all the materials, and do all the work hereinafter described, in accordance with, and as provided for in the plans prepared for Owner by Smith Randlett Foulk & Stock, Inc., Consulting Civil Engineers, entitled, "Improvement Plans for Marie La Rocca' Estates Subdivision", and in accordance with and as provided for, in those certain specifications entitled, "Supplemental Specifications . for Civil/Landscape/I rrigati on Improvements", as well as City's revised specifications entitled, "Engineering Standards for the City of Redwood City", adopted January 5, 1998, which plans and specifications are on file in the office of the Manager, Engineering and Construction. Said Improvements shall also be constructed in strict compliance with the provisions of Chapter 30 of the Code of the City of Redwood City, the subdivision regulations of said City. To the extent that a conflict exists between the plans and specifications and said Chapter 30 in regard to the standard for a particular improvement, the stricter standard shall govern. Owner shall complete all of the Improvements, subject to time extensions allowable under Paragraph 11, on or before December 31, 2002. The Improvements shall include, but are not necessarily limited to, all of the following: (a) grading, paving (b) curbs, gutters, sidewalks, driveways (c) sanitary sewer system, complete (d) water system, complete (e) storm drainage system, complete (f) street lighting system, complete (g) street monuments, street trees (h) landscaping and irrigation system complete (i) joint utility trenching (j) all improvements described as conditions of Marie La Rocca Estates in Planned Development Permit No. 10313-9, heretofore issued for said subdivision, '"111'"111""1" 1111 '11" '11111 11111 III 11111'111 ¡," 2002-020670 02/04/2002 12:15P AG Page: 3 of 11 ^ - -
