replaced by Owner at the time of the final inspection of the Improvements, if any, hereunder by City. 6. OWNERSHIP AND MAINTENANCE OF IMPROVEMENTS. It is agreed that title and ownership of the new public side walk, a new fire hydrant, a new street light and the water mains and services to the water meters constructed for the benefit of City hereunder by Owner shall vest absolutely in City upon completion and acceptance of such Improvements by City. The Homeowners' Association will own and maintain the private street system, the storm drain facilities and pipes to the nearest public storm drain manhole, the sewer system to the nearest public sanitary sewer manhole, the private street lighting system and controls, the irrigation system, the front yard landscaping, the Common Areas, and in the areas between the back of sidewalk and the right-of-way line in Kentfield Avenue. The maintenance responsibilities and other requirements are set forth in the "Declaration of Covenants, Conditions & Restrictions of Marie La Rocca Estates - A Planned Development." 7. WORK SUBJECT TO APPROVAL. All work provided for in this Agreement and more specifically described in the plans and specifications herein referenced shall be subject to the approval and acceptance by the Manager, Engineering and Construction before the release of any security required herein. Reference is hereby made to (a) that certain final map entitled, "Marie La Rocca Estates Subdivision, (b) those certain specifications entitled, "Supplemental Specifications for Civil/Landscape/Irrigation Improvements", (c) those certain plans on file in the office of the Manager, Engineering and Construction entitled, "Improvement Plans for Marie La Rocca Estates", and (d) those certain revised specifications entitled, "Engineering Standards for the City of Redwood City", adopted January 5, 1998, for a more particular description of the work and Improvements generally described in this Agreement. Said final map, plans and specifications referenced in this paragraph are hereby incorporated herein and made a part of this Agreement.
