<br /> EXHIBIT D-4 <br /> LANDLORD'S BUILDING WORK <br /> Landlord shall finance, design and construct the core and shell of the theater premises as <br /> outlined below. All design of the theater space within the premises shall be designed by <br /> Tenant's architect. Landlord shall construct all vertical transportation (i.e., two (2) escalators, <br /> elevators, stairs) for the theater building. Landlord shall provide all walls that divide the theater <br /> space from non-theater space. The Landlord's core and shell includes all building egress stairs <br /> and vestibules designed to comply with code to provide emergency egress from all floors to the <br /> street level. The base building will be constructed to accommodate full stadium seating <br /> auditoriums (with fourteen-inch risers), provided for 20 screens. The base building will <br /> accommodate space for tenant's high ceiling lobby area. <br /> CSI Div.
