<br />(v) <br /> <br />(vi) <br /> <br />(ii) <br /> <br />Diversification of Employment Base. Abbott's biotech <br />facility will be an important factor in the City's <br />diversifying its "clean" industrial and commercial base <br />and not re!yin::; too heavily on one or two kinds of <br />industry. The biotech industry is anticipated to be one <br />of the most vital and stable industries in the Bay Area's <br />future. <br /> <br />(iii) <br /> <br />Enhancinq the Proiect's Unique Waterfront Location <br />for the Public and for a Unique Educational Facility. <br />The campus will upgrade the site from barren <br />industrial land, currently unavailable for public access. <br />The Project will include a greenbelt for public use <br />around the waterfront perimeter of the entire site that <br />will consist of a linear waterfront park and other <br />amenities, and will set aside land for the construction <br />of a new approximately 10,000 square foot Marine <br />Science Institute Facility. <br /> <br />Upqrade of Site to a Master Planned Development <br />(PD) with Architectura! Guidelines. Abbott has <br />prepared Architectural Guidelines pursuant to its PD <br />permit application to set forth parameters for future <br />design review of the buildings and achieve consistency <br />throughout the development of three (3) phases of the <br />Project. The Guidelines address specific issues such <br />as location and articulation of building entries and the <br />form and massing of buildings and are compatible with <br />the City's "Nice Places" Policy. <br /> <br />(iv) <br /> <br />Economic Impacts to the City of Redwood City. After <br />the re-development of the Project site, the City will <br />receive additional tax revenue. The Project will further <br />provide significant market support to the City's ongoing <br />revitalization efforts. The employees will be a primary <br />source of potential business, patronizing restaurants <br />and retail services. <br /> <br />Increase in Number of Jobs. The economic <br />development goals and policies of the Redwood City <br />General Plan include creating more job opportunities. <br />In addition to providing a permanent home for existing <br />Abbott Vascular employees, the Project will promote <br />such goals and policies by ultimately generating over <br />1000 additional jobs, making Abbott one of the largest <br />employers in the City.
