Describes the potential public health and safety implications of the project, including possible relationships to existing contaminated soils, groundwater conditions, and/or other hazardous materials associated with existing and former industrial and commercial uses in the area, and associated remediation protocols; r 16. Describes the noise implications of the project, including the effects of buildout on traffic noise levels along sensitive local routes; and the compatibility of the proposed land uses with the projected future US 101, Bair Island Road, and overhead aircraft noise environment; r 17. Describes the cultural and historic resources implications of the project, including its relationship to and potential impacts on potential unidentified bayside cultural artifacts; r 18. Describes the anticipated local and regional air quality impacts of the project, including the potential effects of increased automobile emissions, point source emissions, and short- term construction-related activities; r 19. Describes the consistency of the proposed project with relevant adopted local and regional plans, including relationships to pertinent City of Redwood City General Plan policies concerning land use, visual values, urban design, circulation, growth management, housing, employment, biological resources, drainage, sewer capacity, schools, parks and open space, other public facilities and services, hazardous materials, noise, etc.; and consistency with applicable regional plans (CMP, BCDC, etc.); 20. Identifies a comprehensive set of realistic mitigation measures to reduce or avoid all identified significant adverse project impacts, designed and worded to be realistic and readily integrated into the related conditions of each project approval; 21. includes an easy-to-use EIR summary table linked with coding to the main EIR text and to the City's subsequent Statement of Findings, conditions of project approval, and Mitigation Monitoring Checklist; r 22. Includes identification and comparison of realistic project alternatives based on CEQA r criteria and in consultation with City staff; and 23. Provides for City compliance with state mitigation monitoring and reporting requirements, including a concise, coded checklist indicating each adopted specific mitigation measure, associated implementation and monitoring responsibilities, implementation time frames, and implementation verification needs (sign-off). D. SUMMARY OF EIR TASKS AND SCHEDULE The work program described herein would produce the Administrative Draft EIR for City staff r review in thirteen (13) weeks from City authorization to proceed, based on the preliminary EIR WPS11622~MI SCtOO13-1.EXA
