Describes the potential public health and safety implications of the project, including <br /> possible relationships to existing contaminated soils, groundwater conditions, and/or other <br /> hazardous materials associated with existing and former industrial and commercial uses in the <br /> area, and associated remediation protocols; <br /> <br /> r 16. Describes the noise implications of the project, including the effects of buildout on traffic <br /> noise levels along sensitive local routes; and the compatibility of the proposed land uses with <br /> the projected future US 101, Bair Island Road, and overhead aircraft noise environment; <br /> <br />r 17. Describes the cultural and historic resources implications of the project, including its <br /> relationship to and potential impacts on potential unidentified bayside cultural artifacts; <br /> <br />r 18. Describes the anticipated local and regional air quality impacts of the project, including <br /> the potential effects of increased automobile emissions, point source emissions, and short- <br /> term construction-related activities; <br /> <br />r 19. Describes the consistency of the proposed project with relevant adopted local and <br /> regional plans, including relationships to pertinent City of Redwood City General Plan policies <br /> concerning land use, visual values, urban design, circulation, growth management, housing, <br /> employment, biological resources, drainage, sewer capacity, schools, parks and open space, <br /> other public facilities and services, hazardous materials, noise, etc.; and consistency with <br /> applicable regional plans (CMP, BCDC, etc.); <br /> <br /> 20. Identifies a comprehensive set of realistic mitigation measures to reduce or avoid all <br /> identified significant adverse project impacts, designed and worded to be realistic and readily <br /> integrated into the related conditions of each project approval; <br /> <br /> 21. includes an easy-to-use EIR summary table linked with coding to the main EIR text and <br /> to the City's subsequent Statement of Findings, conditions of project approval, and Mitigation <br /> Monitoring Checklist; <br /> <br />r 22. Includes identification and comparison of realistic project alternatives based on CEQA <br />r criteria and in consultation with City staff; and <br /> <br /> 23. Provides for City compliance with state mitigation monitoring and reporting <br /> requirements, including a concise, coded checklist indicating each adopted specific mitigation <br /> measure, associated implementation and monitoring responsibilities, implementation time <br /> frames, and implementation verification needs (sign-off). <br /> <br /> D.
