<br />(i) outreach to homeless and at-risk of being <br />homeless households transitioning through one of <br />the various homeless and self sufficiency <br />assistance programs operating in the City of <br />Redwood City <br /> <br />(ii) provide notice of vacancies or opening of <br />waiting lists to Fair Oaks Community Center, a CORE <br />Referral agency for San Mateo County Human Services <br />operation <br /> <br />The City shall be responsible for providing the Developer <br />with a pool of qualified applicants to fill the HOME Units. <br /> <br />4. LobbyinG Prohibited. The Developer shall not use <br />HOME funds for publicity or propaganda purposes designed to support <br />or defeat legislation pending before federal, state, or local <br />government. HOME funds shall not be used by Developer to influence <br />an officer or employee of any agency, a Member of Congress, and <br />officer or employee of Congress, or an employee of a Member of <br />Congress in connection with the award of any Federal contract. <br /> <br />Section 4.02. Maintenance of the Propertv. The <br />Developer covenants and agrees for itself, its successors, its <br />assigns, and every successor in interest to any portion of the <br />Property, that the Developer, such successors and such assigns <br />shall maintain in good condition the improvements on the Property, <br />shall keep the Property free from any accumulation of debris or <br />waste material, subject to normal construction job-site conditions, <br />and shall maintain in a neat, orderly, healthy and good condition <br />the landscaping required to be planted in accordance with the Scope <br />of Development. In the event the Developer, or its successors or <br />assigns, fails to perform the maintenance as required herein, the <br />Agency and/or the City shall have the right, but not the <br />obligation, to enter the Property and undertake such maintenance <br />activities. In such event, the Developer shall reimburse the <br />Agency and/or City for all reasonable sums incurred by it for such <br />maintenance activities. <br /> <br />Section 4.03. ObliGation to Refrain from Discrimination. <br />The Developer covenants and agrees for itself, its successors, its <br />assigns and every successor in interest to the Property, or any <br />part thereof, that there shall be no discrimination against or <br />segregation of any person, or group of persons, on account of sex, <br />mari tal status, race, color, religion, creed, national origin, <br />ancestry, sexual orientation or domestic arrangement in the sale, <br />lease, sublease, transfer, use, occupancy, tenure or enjoyment of <br /> <br />33 <br /> <br />REDW\0006\DOC\001-5 <br />1/27/05 7:00 /mve <br />
