<br />11. <br /> <br />Marketing <br /> <br />The Developer shall market the units in accordance with <br />the Marketing Plan to be developed jointly by Agency Staff and the <br />Developer. <br />12. Parking Manaaement Plan <br /> <br />. <br /> <br />"Baseline" survey of curb parking occupancies on streets <br />near the project shall be performed before significant <br />construction activity commences at the site. Survey to <br />identify location and number of parking spaces occupied <br />and vacant, at various times throughout the day (to be <br />defined) . <br />"After" surveys of curb parking occupancies to be <br />performed at specified intervals (e.g. every 6 months for <br />the first year or until full occupancy?) following <br />initial project occupancy. <br />Identify threshold criteria that will be considered an <br />"impact" that requires mitigation. An example might be, <br />if the overall curb parking occupancy exceeds 85% on the <br />adjacent streets, and that occupancy has increased by <br />more than 5% with the project. <br />Identify potential mitigation measures that may be <br />implemented if a parking impact is determined. Examples <br />might include: <br />- Implement time limits on curb parking along project <br />frontage on Vera and/or El Camino. <br />- Impose penal ties for vehicles registered to proj ect <br />tenants found parked on nearby streets.
