Whenever, at the time <br />of adoption of this ordinance or at any date subsequent thereto, <br />any person who owns abutting parcels of land which were estab- <br />lished as separate building sites under subdivision proceedings <br />completed prior to the adoption of this ordinance but which, if <br />placed under separate ownerships would not comply with the mini- <br />mum basic lot area, width or street frontage requirements of <br />this ordinance for the district in which such lot is located, <br />such abutting parcels shall be deemed to be a single building <br />site and shall not be conveyed separately unless subdivision <br />proceedings are completed under the provisions of Chapter 30 of <br />the City Code subsequent to the adoption of this ordinance to <br />establish each lot as a building site or unless variance pro- <br />ceedings are completed under Article 43. <br /> <br />la <br />
