<br />(5 ) <br /> <br />Useable open space shall be open and unobstructed <br />to the sky except that corners, eaves, canopies <br />and similar architectural features may extend <br />into such space not more than three feet and open, <br />uncovered balconies, porches, landing places or <br />outside stairways may project into such space <br />not more than five feet, provided that the com- <br />bination of all such projections shall not exceed <br />40 per cent of the open space. <br /> <br />(6) <br /> <br />Open space shall be lever and surfaced. Such open <br />space shall be located on the same lot as the <br />dwelling units for which it is required. The <br />computation of such open space shall include no <br />obstructions other than devices and structures <br />designed to enhance its useability such as swimming <br />pools, fountains, planters, benches and landscaping. <br /> <br />SECTION 10.10 Lot Area per Family unit. Every family <br />unit shall have a minimum lot area of 500 square feet, provided <br />that (1) with respect to any parcel having an average width of <br />at least 100 feet and an area of at least 20,000 square feet <br />every family unit shall have a minimum lot area of 400 square <br />feet and (2) with respect to any parcel having an average width <br />of at least 150 feet and an area of at least 40,000 square feet <br />every family unit shall have a minimum lot area of 300 square feet. <br /> <br />SECTION 10.11 Other Required Conditions. The following <br />additional conditions shall apply in the R-5 District: <br /> <br />(a) <br /> <br />The minimum building site for public and quasi-public <br />buildings shall be 40,000 square feet. Such building <br />sites shall have a minimum average width of 100 feet. <br /> <br />(b) <br /> <br />The total gross floor area of all structures on any <br />lot shall not exceed 3.5 times the lot area. <br /> <br />SECTION 10.12 Lot Size Exception. Notwithstanding the <br />provisions of sections 10.6 and 10.7, any parcel that has an <br />average lot width of at least 40 feet but less than 50 feet may <br />have constructed thereon a single main building containing a <br />maximum number of dwelling units in accordance with the following <br />schedule: <br /> <br />Building Site Area Maximum Number of <br />in Sguare Feet Dwelling units <br /> <br />At least 3,500 but less than 4,000 1 <br />At least 4,000 but less than 4,500 2 <br />At least 4,500 but less than 7,000 3 <br />At least 7,000 but less than 7,500 4 <br />At least 7,500 but less than 8,000 5 <br />At least 8,000 but less than 8,500 6 <br /> <br />24a <br />
