<br />hereinafter described in accordance with, and as provided for in, the plans prepared for <br /> <br />Owner by BKF Engineers/Surveyors/Planners, and Tap~S Architects., entitled, "Plans <br />for the Improvements of 1204 Shasta Street" as well as City's revised specifications <br /> <br />entitled, "Engineering Standards of the City of Redwood City", adopted January 5, 1998 <br /> <br />which plans and specifications are on file in the office of the City Engineer, Engineering <br /> <br />and Construction. Said Improvements shall also be constructed in strict compliance <br /> <br />with the provisions of Article VII, Chapter 29 of the Code of the City of Redwood City. If <br /> <br />a conflict exists between the plans and specifications and said Chapter 29 in regard to <br /> <br />the standard for a particular improvement, the stricter standard shall govern to the <br /> <br />extent of such conflict. Owner shall complete all of the Improvements, subject to such <br /> <br />exceptions and time extensions allowable under paragraph 10, on or before April 1, <br /> <br />2006. The Improvements shall include, but are not necessarily limited to, all of the <br /> <br />following: <br /> <br />(a) <br />(b) <br /> <br />(c) <br />(d) <br /> <br />(e) <br />(f) <br /> <br />(g) <br />(h) <br /> <br />grading, paving; <br /> <br />curbs, gutters, and sidewalks; <br /> <br />water system & fire service system complete; <br /> <br />sewer system, complete; <br /> <br />storm drainage system, complete; <br /> <br />landscaping and irrigation system, complete; <br /> <br />street lighting, complete; <br /> <br />undergrounding of utilities, <br /> <br />and all other work improvements, or construction required by or mentioned in the <br /> <br />above-mentioned plans and specifications, conditions of permits and all construction, <br /> <br />appurtenances, and improvements necessary as reasonably determined by the City <br /> <br />Atty/Agr/2005.007 <br />030105 <br /> <br />2 <br /> <br />-,., ,. <br />
