Median income, used to define low and <br />very low income, is based on HUD's Section 8 standards defining median income for San <br />Mateo County which is adjusted by family size. Refer to Exhibit vn for most recent <br />income guidelines. <br /> <br />Inhabitable Dwellin~ - Means rental units where severe health and safety violations exist to the <br />extent that the Building Official has determined the conditions in the unit unfit for human <br />occupancy based on adopted codes and ordinances related to housing quality standards. <br /> <br />Lower Income Person/Household - Low income person/household means an individual or <br />family whose average monthly income does not exceed 80% of the median income for the area, <br />as determined by Section 8 limits established by U. S. Department of Housing and Urban <br />Development, with adjustments for smaller or larger families. <br /> <br />Maximum Occupancy - For purpose of determining occupancy size based on the number of <br />people per bedroom. The maximum number of persons is as follows: <br /> <br />Studio <br />One Bedroom <br />Two Bedroom <br />Three Bedroom <br /> <br />1 or 2 persons (couple) <br />1 or 2 persons (1 couple or 2 singles, i.e., adult and child, 2 single adults) <br />2 - 4 persons <br />5 - 8 persons <br /> <br />NonResidential Use - Conversion of residential units, by demolition or rehabilitation to other <br />than residential use. <br /> <br />16 <br /> <br />._-_.._--_._~"_h_-- <br />
