<br />E. <br /> <br />measured as the sum of all Trade Contracts, plus all CM/GC's fees and costs, plus the <br />Contingencies. <br />"Final Completion" is that date when the Project is complete, including completion of <br />corrective measures, except for only minor items which are incomplete due to special <br />circumstances beyond the control of CM/GC and Trade Contractors. The date of Final <br />Completion will be as shown on the recorded Notice of Completion. <br />"General Conditions Costs" are the costs CM/GC incurs in providing necessary facilities <br />for the construction site, such as fencing, temporary toilets, water, temporary power, etc. <br />The complete list of General Conditions' items CM/GC will provide is set forth in Exhibit <br /> <br />F. <br /> <br />"A". <br /> <br />G. <br /> <br />"Project Budget" is the sum of all estimated construction costs, including Trade <br />Contracts (as defined below), plus all CM/GC's fees and costs, including all fees and <br />costs set forth in the Project Authorization, Contingency Funds, any and all other <br />consulting costs, testing and inspection costs, and any and all costs which are not <br />otherwise included in hard construction costs. <br /> <br />H. <br /> <br />"Project Schedule: is the time table for performance of the Services and completion of <br />the Project, as set forth in Exhibit "D". <br />"Services" is the total of all of CM/GC's obligations under the Contract Documents <br />including but not limited to scheduling, planning, bidding and construction management <br />necessary to ensure completion of the Project within the Project Schedule and Project <br />Budget. <br />"Substantial Completion" is the stage at which the entire Project is sufficiently complete <br />in accordance with the Contract Documents to allow City/Agency to use and occupy the <br />Project, or a designated portion of the Project, for its intended use. Prior to Substantial <br />Completion, CM/GC shall have ensured the inspection of the Project and the testing and <br />placement into operation of all equipment and systems. <br />"Trade Contractors" are those licensed contractors performing the Work to construct the <br />Project pursuant to contracts awarded by City/Agency ("Trade Contracts") and assigned <br />to CM/GC. <br />"Work" includes the craft labor, materials, and equipment used in constructing the <br />Project, whether or not such labor, materials and equipment is consumed in the <br /> <br />I. <br /> <br />J. <br /> <br />K. <br /> <br />L. <br /> <br />construction. <br /> <br />Section 2. CM/GC'S SERVICES: CM/GC shall perform construction management and <br /> <br />related services described in Exhibit "A" to this Agreement, which Exhibit is attached hereto and <br /> <br />Atty/Agr/2005.003 <br />030805/L.
