Owner shall, at Owner's own cost and expense, <br /> <br />construct all of the improvements ("Improvements"), furnish all the materials, and <br /> <br />do all the work hereinafter described in accordance with, and as provided for in, <br /> <br />the plans prepared for Owner by Brian Kangas Foulk, Civil Engineers, entitled, <br /> <br />"Plans for the Improvement at 338 Manzanita Street," as well as City's revised <br /> <br />specifications entitled, "Engineering Standards of the City of Redwood City", <br /> <br />adopted January 5, 1998 which plans and specifications are on file in the office <br /> <br />of the Manager, Engineering and Construction. Said improvements shall also be <br /> <br />constructed in strict compliance with the provisions of Article VII, Chapter 29 of <br /> <br />the Code of the City of Redwood City. To the extent that if a conflict exists <br /> <br />between the plans and specifications and said Chapter 29 in regard to the <br /> <br />standard for a particular improvement, the stricter standard shall govern. Owner <br /> <br />shall complete all of the Improvements, subject to such exceptions and time <br /> <br />extensions allowable under paragraph 10, on or before April 5, 2000. <br /> <br />The <br /> <br />Improvements shall include, but are not necessarily limited to, all of the following: <br /> <br />(a) <br />(b) <br /> <br />(c) <br />(d) <br /> <br />(e) <br /> <br />(f) <br /> <br />(g) <br /> <br />grading, paving <br /> <br />curbs, gutters, sidewalks, driveways <br /> <br />sanitary sewer system, complete <br /> <br />water system and fire service, complete <br /> <br />storm drainage complete <br /> <br />street monuments <br /> <br />landscaping and irrigation system, complete <br /> <br />Agmt-248 <br />F: \sha redlRedwood\Cou nci I <br />FXS:djk <br />03/26/99 <br /> <br />2 <br /> <br />" "., - .",-" -'T" , <br />
