EXHIBIT "B" <br /> SCOPE OF DEVELOPMENT <br /> l . General Scope of Development <br /> The Property shall be developed as a 0 . 304 acre site <br /> with eight (8) affordable townhome units (one (1) single story <br /> unit, and seven (7) three story units) with small private yards, <br /> roughly 920 square feet of common open space and eighteen parking <br /> spaces <br /> Structures on the Property shall generally be located <br /> as shown on the Site Map in Exhibit "A. " The Property will be <br /> developed in accordance with this Agreement, but subject to the <br /> requirements of the zoning ordinances of the City and any <br /> variances or modifications therefrom as approved by the City. <br /> 2 . Maximum Per HOME Unit Subsidv <br /> Unit Type Maximum per HOME UNIT <br /> SUBSIDY <br /> 2-bedroom $131, 317 . 00 <br /> 3-bedroom $168, 086 . 00 <br /> 3 . Preference to Local Contractors <br /> The Developer hereby obligates itself to provide an <br /> opportunity for San Mateo County contractors, particularly <br /> Redwood City contractors, to bid on the construction of the <br /> Project and shall award at least fifty percent (50%) of the <br /> contracts for the construction of the Project to San Mateo County <br /> contractors, vendors, suppliers and labor. <br /> 4 . Compliance with Rehabilitation Act <br /> To the extent it is required and not otherwise exempt by <br /> applicable law, under Section 504 of the Rehabilitation Act (24 CFR <br /> § 8 .22) one (1) unit shall be mobility accessible and an additional <br /> one (1) unit shall be designated as sight and hearing units . If <br /> the Developer makes a good faith determination that these <br /> improvements cannot be feasibly completed, the Developer shall <br /> comply with 24 CFR §8 .23 (b) to make "reasonable accommodations" , as <br /> such term is defined in §504 of the Rehabilitation Act . <br /> REDW\0006\DOC\013-7 <br /> B - 1 1\11\08 940 law <br />
